Does a batería doméstica improve your etiqueta energética? And what is the impact on the sale value of your property? The facts about energy performance, NTA 8800 and market value.
A better etiqueta energética is good for your wallet, both through lower energy costs and a higher sale value of your property. Research by CBS and NVM shows that a property with etiqueta energética A is on average €14,000 – €23,000 more valuable than a comparable property with label C. Properties with label G can even fetch 10-15% less than the average.
But does a batería doméstica contribute to a better label? And thereby to a higher valor de la propiedad? The answer is nuanced — but for those who understand the complete picture, a batería doméstica in combination with the right measures certainly offers a financial advantage.
The Dutch etiqueta energética is determined using the NTA 8800 calculation method, which calculates the energy performance of a building based on a series of fixed parameters:
The NTA 8800 calculates the primary fossil energy consumption (in kWh/m² por año) based on: heat loss through the building envelope (insulation, windows, doors), the heating system (gas boiler vs. bomba de calor), hot water preparation, ventilation, cooling, and own generation by paneles solares. These are the factors that literally determine the label.

A batería doméstica alone has no direct influence on the NTA 8800-calculated etiqueta energética. The standard calculates the theoretical energy performance of a building, not the actual consumption behaviour or the autoconsumo ratio. What the battery does — buffering solar power for evening use — is not relevant for the label calculation.
Although a batería doméstica does not directly improve the label, it makes three indirect contributions to valor de la propiedad:
Multiple studies show that sustainability measures leading to demonstrably lower consumption are valued by buyers. A joint study by Rabobank and NVM (2024) concludes:
Properties with a combined package of paneles solares + batería doméstica + etiqueta energética A or B sell on average 8-12% faster than comparable properties without this combination. The added value of a batería doméstica alone is estimated by valuers at €1,500 – €4,000, depending on the system and market conditions.
Want to install a batería doméstica with valor de la propiedad in mind? Here is the smartest approach:
Do not invest solely in a battery but in a comprehensive sustainability package: additional insulation (a label step from D to B delivers more than any technical installation), a bomba de calor in combination with the battery (bomba de calors DO have label impact), and paneles solares (counted in NTA 8800). The battery then becomes the keystone that makes the system work optimally — and for buyers, the visible proof that the property is ready for the energy future.
A batería doméstica does not directly improve your etiqueta energética, but it is a powerful component of a complete sustainability package that DOES have label impact. Moreover, market appreciation for baterías domésticas is growing rapidly as the end of the compensación neta scheme approaches.
